Our model is intentionally narrow. We acquire luxury villas and heritage country estates in Vienna, the Salzkammergut, the Wachau and the Tyrolean foothills, restore them to A-class energy standards, and operate them as long-term rentals for institutional and private capital.
Sourcing
We do not bid at auction. Every villa is sourced off-market through our Slovak-Austrian network of notaries, family offices and probate counsels. Average time on market before our offer: zero days.
Diligence
Each opportunity passes a 140-point structural, legal, energetic and tenant-cohort review before capital is committed. We decline the vast majority of what we see.
Restoration
Renovation is led in-house under Bundesdenkmalamt heritage supervision. We restore facades, stuccowork and grounds, modernise systems, and engineer to A-class energy ratings — while keeping each villa's century-old character.
Operations
Villas are operated for long-term residential rental — diplomatic, corporate and high-net-worth tenants on multi-year leases. Concierge-grade management; cashflows distributed quarterly.
